MEP and Facility Management Supervisor.

Manages the Technicians based on their trades, divides them into teams and assigns tasks to each team to accomplish it within the allocated time.

Ensuring that all aspects of the soft services, such as cleaning, security, landscape, pest control, lifeguarding etc. meet the standards of excellence that are expected in a best industry standard.

Supervises & directs the routine activities and tasks assigned including manpower, material planning, and scheduling and to ensure its proper execution and inspects work for completeness.

Coordinates and inspects major & minor maintenance contract works. Ensure maintenance service quality of high standards.

Resolves problems and conflicts of workers and forward serious issues to the Senior management.

Ensure Quality, Health & Safety standards are maintained.

To Comply with KPI and SLA to reach as per contract.

Other duties and responsibilities as assigned by the management with respect to the concerned Department.

Respond to requests for CAFM asset system assistance in person, via phone or electronic device.

To make annual asset condition surveys and submit reports to management.

To be able to coordinate with Maintenance operatives and suppliers, vendors, and contractors, including working.

Prepared the daily, weekly, and Monthly corrective, reactive, PPM activity reports.

To prepare and submit for authorities ‘Statutory compliance requirements,

To read and edit the drawings and O& M manuals accordingly and to make the BOQ.

Responsible for all MEP and ELV jobs daily as per requirement of daily operations site.

To make and submit daily Attendance of an overtime sheet.

To submit Daily report, Weekly and Monthly report, and Electrical and water utility meter readings.

Through FSI concept CAFM system assigning breakdown jobs and PPM, Schedule Task.

To keep and maintain PTW, HSE inductions register tracker. To Prepare the Enhance quotation WAF, CEF, OPEX, CAPEX.

To manage of refurbishment, replacing and maintenance of project assets of life cycle works.

To get tender quote and proposal from subcontractors for operations and Life cycle projects as necessary.

To make Tenant move out and move in inspection report and Quotation, WAF. As per management guidelines.

To arrange a time to time Third - Party inspections for (Elevator, BMU, Mobile Scaffolding, Man lift)

Ability to meet and deal tactfully and courteously with fellow employees and clients/vendors/contractors.

Ability to update inventories and other supplies as needed.

Ability to understand complex written and oral instructions.

Ensure Quality, Health & Safety standards.

Prepare and make sure timely submission of project wise timesheet as per the prescribed standard of the Company.

To carry out quality installation, cabling, termination, and pretesting of Electrical and Electronic systems.

To perform fault diagnosis, repairs, calibration and planned preventative maintenance of the Electrical and ELV systems.

To install CCTV cameras, access control components, gate barriers, central battery systems, audio & video intercoms, BGM systems structured cabling systems, turnstiles, racks, UPS, servers DB, SMDB, MDB, VFD etc. Electrical and Electronic Equipment.

To ensure 100% quality installation and safety on installations: Waterproofing, electric earthling to avoid power surge, safety wire installation, provision of support for heavy equipment installation on walls, etc.

To handle and utilize installation tools, crimping tools, fluke, PAT testers effectively.

To ensure proper usage of safety equipment (including PPE) as required and intended and observe that this is also enforced among sub-contractors and third parties.

To ensure installation and commissioning, the tracker is updated on a weekly basis. To ensure proper technical recommendations are provided for faculty.
